Where to Buy Property on Kalymnos: Area-by-Area Guide (2026)

8 min read · by the IN Investments team, Christos, Kalymnos

You can drive Kalymnos end to end in an hour, and that is precisely why the micro-location matters so much: every few kilometres the character of the island changes — the working port, the sunset climbing coast, the green eastern fjord, the quiet northern bays. This is the map we draw for buyers on their first evening here, updated for November 2026 with the price points currently on our books.

Pothia & Vothini — the living capital

Pothia is not a resort; it is a town wrapped around a working harbour — sponge-trade mansions, cafés that open in February, every service an island can offer. Houses trade from around €150,000 to €360,000 (Argos, Notos and Estia are on our books — Estia ready to move into, Argos and Notos restoration projects), with landmark properties above the amphitheatre of the town reaching €750,000–€900,000. Vothini, the quiet hillside district behind the capital, offers residential ground between town and the southern bays. Choose Pothia for year-round life — and for a rental flat only if you understand the winter market too. Current Pothia listings →

Masouri, Myrties & Melitsahas — the west coast

This is the island’s postcard strip: climbing sectors above, tavernas and the sea below, Telendos silhouetting every sunset. It is also the strongest seasonal-rental market on the island, and the first place families look when they want to walk to dinner. Ground here is the scarcest and the most contested: family plots in Melitsahas run €90,000–€320,000, Myrties terraces €200,000–€250,000, and Masouri itself rarely surfaces on the open market. Kastelli & Armeos — the terraces above

Directly over the west-coast resorts sit the two viewpoint neighbourhoods. Kastelli crowns the hill above Myrties and Masouri on the site of the ancient acropolis, with some of the largest buildable holdings this close to the amenities — plots currently around €250,000. Armeos rises over Masouri, five minutes’ walk from the village centre, with hospitality-scale ground (€650,000 on our books) suited to guest accommodation or a villa with the island at its feet. Kastelli → · Armeos →

The quiet north — Elies, Skalia, Emporios, Kamari

North of the climbing coast the island loosens: bigger grounds, deeper quiet, sunsets with nothing in front of them. Elies sits on the main Pothia–Masouri axis with entry plots from €70,000; Skalia’s hillside terraces above Emporios bay trade around €240,000; Emporios itself is the fishing hamlet at the northern tip — the calmest seafront on the island; and Kamari, between Masouri and Pothia, offers build-ready land from €60,000 for buyers who want position and a lower ticket. Emporios → · Skalia →

Vathy — the green fjord

On the east coast the island folds into a narrow, citrus-scented gulf. Vathy is the quietest and most scenic corner of Kalymnos — a working valley, a small harbour, calm water and silence. Currently on our books: a house awaiting restoration at €170,000 (Ormos) and valley-edge land from €46,000. For privacy and nature, nothing else on the island competes; bring a tolerance for the drive to town. Current Vathy listings →

The south-east beaches & Platis Yialos

The sandy strip at Kantouni, Linaria and Platis Yialos gives the island its best swimming beaches, minutes from Pothia. Ground here is limited and priced accordingly — the Platis Yialos hillside currently tops our list at €900,000. Current Platis Yialos listings →

Telendos — the islet

Opposite Myrties lies the small, car-free islet of Telendos: a seafront promenade, a handful of tavernas, boats crossing all day in season. A rare plot here is one of the most distinctive addresses in the Dodecanese — one is currently on our books at price on request. Telendos →
