Buying Property on Kalymnos — FAQ

The short answers, collected from the questions we hear every week across the desk in Christos. Where a longer guide exists, the answer links to it — and when your question is about a specific property, ask us directly.

Can foreigners buy property on Kalymnos?

Yes. EU, EEA and Swiss citizens buy with no restrictions at all. Non-EU citizens also buy as owners in their own name — the only extra step on Kalymnos is the Dodecanese border-region certificate of approval, a routine permit your lawyer files that typically adds a few weeks. Nothing else differs from a Greek buyer’s position. The longer version is in our guide for foreign buyers.

How long does a purchase take from offer to keys?

Six to ten weeks is realistic when the papers are clean: about a week for the tax number and initial checks, two to four weeks of legal due diligence, then the pre-agreement, the Dodecanese permit for non-EU buyers where applicable, and the notary deed. The difference between a fast file and a slow one is almost always documentation — which is why our listings are pre-checked before they are published.

What does it cost on top of the purchase price?

Plan for roughly 8–10%: 3.09% transfer tax on most properties, notary about 1–1.5%, land registry about 0.5%, your independent lawyer 1–1.5%, agency fee typically around 2% plus VAT, plus sundries. A full breakdown with a worked €200,000 example is in our costs and taxes guide.

Do I need a Greek tax number (AFM)?

Yes — no deed can be signed without one. It is free, issued by the local tax office, and we handle the appointment with you; if you cannot travel, it can be obtained by power of attorney together with the rest of the file. A Greek bank account is optional but practical for utilities and the annual property tax.

Do I have to travel to Greece to complete the purchase?

No. Many of our buyers complete entirely by power of attorney, signed at the Greek consulate in their country or before a Greek notary. Viewings run live on video, and our 360° tours let you walk the property room by room. Most people still come once — for the deed or for the keys — but it is a choice, not a requirement.

Can I get a mortgage in Greece as a non-resident?

It is possible: Greek banks lend to non-residents, typically up to 60–70% of the property’s tax-assessed value, with proof of income and a lengthier approval than locals face. Many foreign buyers instead arrange financing at home against existing assets. If a mortgage is part of your plan, tell us before you offer — it changes the timeline, and we structure around it.

What taxes do I pay each year as an owner?

ENFIA, the national property tax, is billed annually and calculated from size, location and age — a modest three-digit sum for a typical house. Utilities and insurance sit on top. If you rent the property out, the income is declared in Greece and taxed progressively from 15%. Large, high-value holdings can cross into the wealth-tax scale; our accountant will flag it long before it surprises you.

Can I rent my property out to tourists?

Yes — with registration. Short-term letting runs through the national AMAA registry and each property needs its own number displayed on listings; rental income is taxed progressively from 15%, and short stays carry the per-night climate-resilience levy. The rules were tightened in 2024–2025, so we check what a specific home can legally do before you commit. Kalymnos’ season runs May–October, with climbers extending the shoulders.

Which area of the island should I choose?

Pothia and Vothini for year-round living and services; the west coast (Masouri, Myrties, Melitsahas) for sunsets, beaches and the strongest rental demand; Vathy and Emporios for quiet and nature; Kastelli, Armeos and Skalia for view projects; Kamari and Elies for the lowest entry tickets. Our area-by-area guide goes deeper, and the area pages show live listings.

Can you handle the restoration, or build a new house for us?

That is half of what we are. IN Investments is an estate agency with an in-house architecture, licensing and construction office in Christos — the same team that sells you the plot can design the house, secure the permit, build it and hand over the keys. One contract, one responsible party, no gap between the person selling the land and the person building on it. See our services.

Does buying property give me Greek residency?

Not by itself — ownership and residency are separate tracks. Residency through investment runs under the Golden Visa programme: currently €800,000 on Kalymnos (single property of at least 100 m², as the island passes the 3,100-inhabitant threshold), €400,000 in most of the rest of Greece, and €250,000 through commercial-to-residential conversions or the restoration of listed buildings. The permit covers the family, lasts five years and renews with the property. Details on our Golden Visa page.

What makes IN Investments different from a listings website?

We are a local office in Christos, Kalymnos — not a portal. We verify every property on the ground before it is published, we know the allowances, the access roads and the owners, and after the purchase we remain your architect, licensing agent, builder and caretaker. The person who shows you the plot is the person who will hold the tools. Meet the team or write to us.

Informational summary only — not legal or tax advice. Figures are indicative for 2026 and every file is different; your lawyer and accountant confirm the details of the day.
